Living out of state while buying a house is a challenging task but on the recommendation of my realtors, I engaged HomePro Inspections and was lucky to have Jeff Smith be assigned as the Property Inspector. My relatives living in FL were able to attend in my place and were very impressed by Jeff’s thoroughness and attention to detail. For my part, the written report was so impressive both in bullet point details and photographs, including drone shots of roof and infrared scans. Joe Galison was my Home Inspector. He is professional, personable, and knowledgeable. He arrived at the property early and he reached out to me to see if I had any concerns that I wanted him to look at. I appreciated his feedback on the inspection he did for me afterwards. I hope that my review actually does provide cautionary information to protect people like myself when they're making the largest purchase of their lives.* Buyer beware: Home Pro Home Inspection Company in Jacksonville Florida. This review would be one star, but the first inspection was satisfactory so I hired Home Pro again for an inspection on the property I ultimately purchased. I hired Home Pro to inspect the second home I was in contract on in St. Johns County, Florida. I cancelled the contract on the first home because of the inspection that Home Pro completed in the same neighborhood that indicated several minor issues with the home. The inspection on the first home was performed by a very thorough inspector with a professional demeanor and he explained in detail what the issues were. He was at the home for over four hours. I cancelled the home purchase contract the next day due to my concerns with the home as it appeared that it had been neglected to some extent. I found a second home in the same neighborhood, went under contract and hired Home Pro again. This particular home inspector called to say he would be late. When he arrived at the home, he said that he had "driven all night and was very tired." He spent less time at the home than the first inspector did, and this home was larger and two floors, while the first home was one floor. The inspector missed over 10 significant issues with the home that I am currently in the process of repairing. I contacted Home Pro with my concerns shortly after moving into the home to ask them to reinspect. The manager, Ryan Wagner, came back to reinspect and told me that the issues were all minor(including the exterior door that is not reparable) and offered me 100 dollars as compensation. Clearly, this doesn't begin to cover any of the work that this home requires. This was not only insulting to me but also added to the stress that resulted from purchasing this home, when I trusted Home Pro to protect me. The sellers should have disclosed known issues, but they did not. Isn't this why buyers hire a home inspection company; to protect them from buying a home with costly repairs that the sellers didn't disclose? As a result, I bought a home that needed a lot of work- MUCH more than the first home that I didn't buy due to their inspection that I never would have purchased if I had been aware of these issues. I've since learned that a home inspection is only as good as the inspector and the work that he does, and if the company won't back up their customer, the customer has no recourse. In order to hire Home Pro, a customer must pay for the inspection prior to the service being performed and you must also sign a contract with a limit of liability of the price of the inspection. I would never trust Home Pro with my business again. Not only did they stand behind the inspector that did a poor job; they refused to assist with either mitigating cost of repairs(except for one hundred dollars) or even refunding the cost of the inspection.
